BidStay is a toggle-on yield-recovery layer for the channels you already use. Set a minimum you'll accept — then auctions and offers capture what the market will actually pay.
Every empty night is revenue gone for good. Yet the only tools owners have are blunt percentage discounts set in advance — drop too early and you leave money on the table, hold too high and the night expires empty.
The single biggest source of lost revenue in hospitality — and it's perishable. Past midnight, the value is permanently zero.
Source: SiteMinder, 2025US vacation-rental occupancy slipped from 53% (2024) to 51% (2025) as new supply outpaced demand. More empty nights, more pressure.
Source: Rentals United, 2026Guests book closer to travel date than ever, with a surge in last-minute demand — perfect conditions for real-time clearing.
Source: Rentals United, 2026High-frequency dynamic pricing lifts occupancy up to 30% — but it forecasts demand. It never captures what a motivated guest would actually pay.

A measurement. The market sets the clearing price, never below your floor.
Owners define a standard rate, a hard minimum they'll accept, and a booking window — then toggle BidStay on for the nights they'd otherwise give away. Three ways for guests to compete:
Guests submit a price above your floor. You accept, reject, or counter — or set auto-rules so it runs hands-free. Lowest friction, highest adoption.
Guests bid against each other; the highest bid above your floor wins at close. Captures upside on scarce or high-demand low-season windows.
A "Buy Now" anchor plus Make-an-Offer and Auction options on one listing. Guests self-select the experience that fits them.
This is the hybrid experience a guest would see. Place a bid, make an offer, or buy now — and watch the market move. (Sample data — your $3,500 → $3,800 example, live.)
Tip: enter more than the current high bid. Competing guests bid automatically — outbid them before the clock runs out. The countdown only starts once the first bid lands. Fair-play limit: you can’t win two stays with overlapping dates, and there’s a cap on how many auctions you can be winning at once.
Make-an-Offer is the lowest-friction model and the recommended default — simple for travelers, and owners can automate accept/counter rules.
The Buy-Now anchor gives certainty-seekers an instant path while auctions and offers run in parallel — the hybrid model that maximizes both occupancy and yield.
The economics are proven by Priceline, Hotwire and HotelTonight. The innovation is the mechanism — transparent, owner-protected market discovery, delivered as a plugin so we skip the demand cold-start that made standalone bidding sites fragile.
Layer all three. Lead with Make-an-Offer (lowest friction), reserve Auctions for scarce windows, always anchor with Buy-Now. Name-your-price is powerful precisely because it's rare — but it adds friction, so it shouldn't stand alone.
Yes — with a hard floor that's never broken and brand/rate protection. Hotwire's entire model rests on this trust contract. The toggle keeps owners in full control of what they expose, and when.
Last-minute vacancies first (most time-sensitive). Then low-season advance auctions — the Villa Soluna niche no incumbent serves. Long-stay packages and luxury villas add high-value, ancillary-rich demand.
Structurally yes: it captures willingness-to-pay above the floor that static discounts forfeit by definition. The honest caveat — in genuinely dead markets it clears at the floor, so position it as "never worse than a discount, often better."
Plugin. A new OTA must build supply AND demand from zero against Booking.com's budget. The toggle rides existing inventory and only fires on distressed nights — low cannibalization, fast time-to-revenue, a real data moat.
Track the Yield Recovery Rate = (final price − floor) ÷ (standard − floor). Prove it on the Mr Property Siam portfolio first as a controlled A/B test against static discounting.
Run BidStay across your own villas this low season, measure the Yield Recovery Rate against your normal discounting, and turn the result into your first case study.
